THE MOST COMMON DEFECTS FOUND AT A HOME INSPECTION
Our home inspectors have been told, "You must have seen it all from the number of homes you inspect annually."  A common belief buyer’s or seller’s have about BEST HOME Inspectors because the inspector’s knowledge and experience may sometimes appear to be that complete.  Our Inspectors politely answer, “No, not yet!” The real truth is no inspector has encountered every possible situation. Usually something new and surprising arises from each inspection conducted.

 

We at BEST HOME Inspection have realized for the past 7-years, and after completing over 8,000 inspections, that we have not seen it all! However, we have found that there are common types of property defects which show-up as often as the sun rises, not just in older homes, but often in new unoccupied ones even before the smell of paint and new carpet has evaporated.  The following is a list of the most common found defects:

 

1.      Roofing Defects:    Roofing material problems are usually caused by either old age or wear, improper installation, damaged shingles and tiles from wind or walking on the roof, and slipped tiles where the holding nails have failed.  Defects do not always mean that most roofs need replacement, but that many are in need of maintenance and repair.

 

2.      Wood Rot:   A fungus spore continues to grow and destroy wood when a source of moisture is present on wood areas.  Common areas where damaged wood rot is found are exterior trim, eaves, deck boards, and at interior walls, floors, bathrooms, and other water plumbing areas.  Wood rot affected areas have to be completely removed and replaced with new wood.  If this type of damaged is left unchecked, replacement repairs can become quite expensive.
